Will You Lose Your Airbnb Listing If You Switch Managers?

Here's a question almost nobody asks before they sign with a property manager — and it's the one that burns owners the most later:

"If this doesn't work out, do I get to keep my listing?"

With some of the big national companies, the honest answer is no. And by the time an owner finds that out, it's usually too late.

Why this matters more than the fee

Your listing isn't just an ad. It's an asset you've been building the whole time you've owned the place.

Every five-star review you've earned lives attached to that listing. So does your search ranking — the position you've climbed to over months of good stays. That history is often the single most valuable thing about a short-term rental, because it's what makes new guests trust you enough to book.

Now here's the trap. With certain management companies, the listing is created and controlled under their account, not yours. Your reviews, your ranking, your booking history — technically theirs. So the day you decide to leave, you don't walk away with your asset. You walk away with nothing, and you start over from zero reviews, buried on page ten of the search results.

We've heard this exact story from more than a few Arkansas owners. They didn't lose because their property was bad. They lost because they never owned the thing they spent a year building.

How to protect yourself — before you sign

The good news: this is completely avoidable if you ask the right questions up front. Before you sign with any manager, get clear answers to these four:

  1. Who owns the listing account — me, or you?

  2. If I leave, do my reviews and ranking come with me, or do they stay with you?

  3. Who owns the professional photos taken of my property?

  4. What exactly do I walk away with if we part ways?

Your takeaway: Ask those four questions in writing and keep the answers. A manager who's proud of how they treat owners will answer them plainly and fast. Any hesitation, vagueness, or "well, it's complicated" is your answer — and it's a no.

A quick note on reviews and photos

Two pieces trip owners up most, so they're worth spelling out.

Reviews are tied to the listing account itself. If the account belongs to the manager, the reviews effectively do too. That's why account ownership matters so much — it's not just a login, it's your entire reputation history.

Photos are their own quiet issue. If a company shoots your photos and retains the rights, you may not be able to take them with you — meaning even your images start over. This is why who pays for and owns the photos is a bigger deal than it sounds.

Your takeaway: Own your photos. Whether you self-manage or hire out, make sure the professional images of your property belong to you, with full rights. They're one of your most valuable and reusable assets.

How we built ours the other way around

We think locking an owner in is a sign of a company that isn't confident in its own work. So we do it backwards from the big guys.

You keep your listing. We have you pay for your own professional photos on purpose, so they're yours to keep. If we ever part ways, you leave with your listing intact — reviews, ranking, and all. The one thing we ask is that you take down the listing descriptions and brand voice we wrote for your property — that writing is ours. Everything else stays yours: the listing itself, the reviews, and the photos you paid for.

And our agreement is simple and short. All we ask is six months to prove our worth. After that, staying with us should be a choice you keep making because it's working — never a trap you can't climb out of.

Feeling locked in — or want to make sure you never are?

If you've ever felt stuck with a manager, or you're about to sign with one and want a second set of eyes on the ownership terms, I'm glad to look them over with you and tell you plainly what you'd be agreeing to.

Call or text me directly at 720-491-9459, or reach us at southern-accommodations.com or Info@southern-accommodations.com — you'll always get a real person, not a call center.

You worked hard to build what your listing is worth. The right partner protects that and helps it grow — and always, always leaves it in your name.
