Vacasa vs. a Local Arkansas Manager: What the Fees Really Cost You

If you're weighing a big national company like Vacasa or Evolve against a local manager, you've probably already noticed the confusing part: everybody quotes their fee differently, and none of the numbers seem to line up.
So let's lay it out honestly. We'll give the national companies real credit where it's due, and we'll be straight about where a local team like ours does things differently. By the end, you'll at least know what you're actually comparing.
First, the headline fee is not the real fee
The number a company puts on its website is rarely the number that comes out of your payout.
National full-service companies often advertise a management rate somewhere in the 25–35% range, but the effective cost can climb once you add in the extra fees that get charged along the way. Budget and tech-forward companies advertise a much lower rate — sometimes around 10–15% — but that lower number usually comes with a catch: it often doesn't include cleaning coordination, on-the-ground maintenance, or a real person handling guests in person. You end up covering those pieces yourself, or paying more for them.
That's the first thing to understand. A 12% quote and a 30% quote can end up costing you a surprisingly similar amount once the dust settles — they've just drawn the line in different places. So before you compare percentages, ask each company one plain question: "What is actually included in that number, and what will I be billed for separately?"
What the percentage never tells you
Fees matter, but they're not the whole story. A few things don't show up in any quote:
Who answers when something goes wrong. With a large company, you're often working through an app, a ticket system, or a rotating support line. That's not a knock — it's just how a company that size has to run. With a local team, you get an actual person who knows your property by name. When you call us, you get us.
Who actually knows the market. Arkansas isn't one market — Bentonville, Hot Springs, Eureka Springs, and a lake cabin outside Mountain Home all behave differently, and the rules and taxes shift from city to city. A national pricing algorithm doesn't always catch that. Someone who lives and works here does.
Who owns your listing. This is the big one, and it catches a lot of owners off guard.

The listing-ownership question most owners miss
With some national companies, the listing belongs to them, not you. If you ever decide to leave, you can lose the whole thing — the reviews, the ranking you spent months building, all of it — and start over from zero. We've heard from more than a few Arkansas owners who found that out the hard way.
We built ours the other way around. We have you pay for your own professional photos on purpose, so they're yours to keep. If we ever part ways, you leave with your listing intact. The one thing we ask is that you take down the listing descriptions and brand voice we wrote for your property — that writing is ours. Everything else stays yours: the listing itself, the reviews, and the photos you paid for.
You should never feel locked in. Staying with a manager ought to be a choice you keep making because it's working — not a trap you can't get out of.
Where a local, boutique team earns its keep
Here's the honest case for going local, without knocking anyone.
Big companies have scale, name recognition, and reach, and for some owners that's the right fit. What a boutique Arkansas team offers instead is closeness. Your property isn't one of tens of thousands in a national portfolio — it's one of a small handful we actually pay attention to. We can walk it in person. We can meet your cleaner. We can catch the little things that move you from a good listing to a top-performing one.
That attention shows up in the results. We're Superhost-rated, we hold a 4.9 average across our properties, and we once took an owner's rental from $30,000 to $60,000 in a single year — same house, just a sharper operation behind it. When a manager lifts your revenue like that, the fee stops being the thing you're paying and starts being the thing that paid for itself.
How to actually compare your options
If you're shopping around, here's a fair way to do it. Ask every company the same four questions:
What's included in your fee, and what gets billed separately?
Do I keep my listing and reviews if I leave?
When I have a problem, who exactly do I talk to?
How well do you actually know my specific market?
Whoever gives you the clearest, most honest answers is usually telling you something about how they'll treat you down the road.
If you'd like, send us your property and we'll walk you through those four questions for your exact situation — including an honest take on whether a national company might serve you better. Some owners are a better fit there, and we'll tell you if that's you.
Either way, I'm glad to help you think it through — send over your property and whatever questions you've got, and I'll give you a straight answer. You can reach us at southern-accommodations.com or Info@southern-accommodations.com — or just call or text me directly at 720-491-9459 and get a real person, not a call center.
Whoever you choose, make sure they treat your listing like the asset it is — yours to keep, yours to grow, and yours to walk away with if it ever stops working. That's not too much to ask. It's the baseline.
